About Our Service

About Our Sectional Door Service

Kodiak’s technicians have installed and maintained commercial and industrial sectional overhead doors for over 35 years. We work on torsion spring systems, high-lift track conversions, motor operators, and fire-rated door assemblies. We stock springs, cables, rollers, hinges, bottom bars, and weather seals on our trucks so most sectional door repairs finish in a single visit.

We service commercial sectional doors across Missouri and Illinois: the St. Louis metro, surrounding communities in Jefferson County, St. Charles County, and the Metro East, plus Springfield, Jefferson City, and the corridor between them.

Kodiak’s sectional door maintenance program covers torsion spring tension tests, cable inspection, roller and hinge lubrication, track alignment, weather seal checks, motor operator testing, photo eye testing, and full balance checks.

Most facilities benefit from semi-annual maintenance on standard-traffic doors and quarterly maintenance on high-traffic dock doors.

Sectional Overhead Door Maintenance

A commercial sectional door on a loading dock cycles 20 to 50 times per day. That puts 7,000 to 18,000 cycles per year on the torsion springs, cables, rollers, and tracks. High-cycle springs are rated for 50,000 to 100,000 cycles, which means the springs on a busy dock door hit their rated life in 3 to 7 years.

Industries

Industries That Depend on Sectional Overhead Doors

Warehouses & Distribution Centers

Loading docks run on sectional overhead doors. Every bay needs a door that opens fast, seals tight, and handles daily forklift traffic without failing.

Manufacturing Plants

Manufacturing bays need large-opening sectional doors for material handling, equipment moves, and truck access. Kodiak installs industrial sectional doors with high-lift and vertical-lift track systems.

Auto Dealerships & Service Centers

Dealership service bays and showrooms use full-view aluminum sectional doors for natural light and curb appeal. Kodiak installs and repairs both full-view and insulated sectional doors.

Fire Stations

Fire stations need doors that open fast and tall enough to clear the apparatus. Kodiak installs high-lift and vertical-lift sectional doors sized for fire trucks and ambulances.

Agricultural & Farm Buildings

Barns, equipment sheds, and grain storage buildings need sectional doors that handle wide openings and resist wind. Kodiak installs non-insulated and insulated sectional doors for agricultural buildings.

Retail & Commercial Storefronts

Retail loading areas, strip mall back-of-house bays, and commercial storefronts use sectional overhead doors for deliveries and roll-up access.

Cold Storage & Food Processing

Climate-controlled facilities need insulated sectional doors with high R-values and tight weather seals. Kodiak installs insulated sectional overhead doors rated for temperature-controlled environments.

Parking Garages

Parking structures use sectional overhead doors at entry and exit points. Kodiak installs non-insulated and full-view sectional doors for parking garage openings and services the motor operators and safety systems.
Troubleshooting

Common Sectional Door Problems & Kodiak Fixes

1. Torsion Spring Broke

Cause: Springs have a finite cycle life. A standard-cycle spring on a busy dock door reaches its rated life in 3-5 years. When it snaps, the door drops and won’t open. Kodiak fix: Replace the broken spring, replace both on a two-spring system, and rebalance the door after installation.

2. Door Off Track

Cause: Broken cable, worn roller, bent track, or a forklift hitting the bottom section. Kodiak fix: Secure the door, identify the root cause, realign the track, swap rollers, replace cables, and replace the damaged section if a panel is buckled.

3. Panels Buckled or Dented from Impact

Cause: Forklift backs into the door or a pallet jack clips the bottom section. Kodiak fix: Replace the damaged panel sections and match the panel profile, gauge, and insulation to your existing door.

4. Motor Operator Won't Run

Cause: Failed motor, burned contactor, tripped limit switch, wiring fault, or safety device obstruction. Kodiak fix: Diagnose the operator circuit, motor, contactor, limit switches, and safety reversing system.

5. Weather Seal Deteriorated – Daylight and Air Leaking

Cause: Bottom bar seal cracked from UV and age. Side and top seals compressed or torn. Kodiak fix: Replace bottom bar seal, perimeter weather stripping, and astragal, matching the seal profile to your door and frame.

6. Door Opens Unevenly or Feels Heavy

Cause: Springs out of balance, cable off the drum, or one roller dragging. Kodiak fix: Test door balance, adjust spring tension, reseat cables on the drum, replace any dragging rollers, rebalance, and cycle-test.

Types of Commercial Roll-Up Doors

Commercial roll-up doors come in eight main types: rolling steel service doors, roll-up sheet doors, insulated rolling doors, fire-rated rolling doors, high-speed rolling doors, rolling counter doors, rolling security grilles, and aluminum or glass rolling doors. They share one mechanism, a curtain that winds around a barrel above the opening, and differ in curtain material, […]

7 Commercial Roll-Up Door Problems and How to Fix Them

A commercial roll-up door that stops working halts a loading dock, a storeroom, or a whole bay. Most failures come from the same short list of parts: the counterbalance spring, the guides, the operator, the safety edge, the curtain, the seals, and the moving hardware that wears with every cycle. This guide covers seven common […]

Sectional Overhead Doors
Common Questions

Sectional Overhead Door FAQ

A sectional overhead door is made of horizontal panels (sections) hinged together. The panels ride on tracks with rollers and fold up along the ceiling when the door opens. Torsion springs mounted above the opening counterbalance the door's weight so it lifts with minimal effort. Motor operators automate the cycle on most commercial installations. Sectional overhead doors are the standard door type for commercial loading docks, warehouse bays, and industrial facilities.

Sectional doors fold up in panels along tracks. Rolling steel doors coil around a barrel above the opening. Sectional doors offer better insulation options (up to R-17+) and are easier to repair panel by panel. Rolling steel doors take less headroom and work better in tight spaces. Kodiak installs and services both types.

15 to 30 years with maintenance. The door panels and tracks last the longest. Torsion springs, cables, and rollers are wear items that need replacement on a schedule based on cycle count. A high-traffic dock door that cycles 40 times a day wears out springs faster than a low-traffic bay.

A standard non-insulated commercial sectional door runs $1,500 to $3,500 installed depending on size. Insulated doors range from $3,000 to $8,000+. Fire-rated and wind-loaded doors cost more. Motor operators add $800 to $2,500 depending on features. We provide an upfront quote before starting any work. Call 636-475-4222 for a free estimate.

It depends on what's behind the door. If you're heating or cooling the space, an insulated door with R-12 to R-17+ reduces energy costs. If the building is unconditioned (open storage, parking), a non-insulated door is fine. Our technicians can assess your application and recommend the right insulation level.

Semi-annual maintenance for standard-traffic doors. Quarterly for high-traffic dock doors (30+ cycles per day). Each visit includes a spring tension check, cable inspection, roller and track lubrication, weather seal check, and operator function test.

Three main types. Standard lift follows the ceiling – the most common on commercial buildings. High lift rises vertically partway, then follows the ceiling – used when you need more clearance above the opening. Vertical lift goes straight up – used in crane buildings and facilities with full headroom above the door. Kodiak installs and converts between all three configurations.

Yes. If a forklift hits the bottom section and buckles one or two panels, we replace just those panels instead of the entire door. We match the panel profile, gauge, insulation type, and color to your existing door. Panel replacement is significantly cheaper than a full door swap.

We are brand-neutral. We install and service DoorLink, Raynor, Wayne Dalton, Overhead Door, Clopay, C.H.I., Amarr, Cornell, and others. We don't push one brand. We recommend whatever fits your facility, opening size, and budget.

Yes. We dispatch 24/7. If a torsion spring breaks at midnight and your dock is down, call 636-475-4222. A technician may be able to arrive within 2-4 hours depending on your location. We carry springs, cables, rollers, and operators on our trucks for same-visit emergency repairs.
