Why Kodiak for Sectional Overhead Doors
What separates us from a general door company
01
Repair Before Replace
A sectional overhead door that’s off track or cycling rough doesn’t always need a full replacement. Broken torsion springs, worn cables, failed rollers, and bent hinges are all repairable. We diagnose first and replace only when repair costs exceed 50-60% of a new door.
02
Brand-Neutral. Parts-Stocked. No Upsell.
We install and service DoorLink, Raynor, Wayne Dalton, Overhead Door, Clopay, C.H.I., and Amarr. We don’t push one manufacturer over another. We recommend whatever fits your facility’s opening size, insulation requirements, wind load rating, and budget.

Request ServiceAbout Our Sectional Door Service
Most commercial overhead door companies send a tech who grew up on residential garage doors. Residential doors and commercial sectional doors share the same basic anatomy, but the similarities stop at the mechanism.
Commercial doors are heavier, use higher-cycle torsion springs, run on motorized operators with safety reversing systems, and take daily abuse from forklifts.
Kodiak’s technicians have installed and maintained commercial and industrial sectional overhead doors for over 35 years. We work on torsion spring systems, high-lift track conversions, motor operators, and fire-rated door assemblies. We stock springs, cables, rollers, hinges, bottom bars, and weather seals on our trucks so most sectional door repairs finish in a single visit.
We service commercial sectional doors across Missouri and Illinois: the St. Louis metro, surrounding communities in Jefferson County, St. Charles County, and the Metro East, plus Springfield, Jefferson City, and the corridor between them.
Kodiak’s sectional door maintenance program covers torsion spring tension tests, cable inspection, roller and hinge lubrication, track alignment, weather seal checks, motor operator testing, photo eye testing, and full balance checks.
Most facilities benefit from semi-annual maintenance on standard-traffic doors and quarterly maintenance on high-traffic dock doors.
Sectional Overhead Door Maintenance
A commercial sectional door on a loading dock cycles 20 to 50 times per day. That puts 7,000 to 18,000 cycles per year on the torsion springs, cables, rollers, and tracks. High-cycle springs are rated for 50,000 to 100,000 cycles, which means the springs on a busy dock door hit their rated life in 3 to 7 years.

Repair or Replace Your Sectional Overhead Door?
A six-step decision process
1
How old is the door?
Commercial sectional overhead doors last 15-30 years with maintenance, depending on cycle count and environment. A door past 20 years with heavy daily use is approaching the end of its useful life on springs, tracks, and panels.
2
How often does it break down?
More than two repair calls per year on the same door means replacement starts making financial sense. Stacking repair costs against the price of a new door is a straightforward calculation.
3
What’s it costing you in energy?
An old non-insulated door on a climate-controlled building bleeds energy. Upgrading to an insulated sectional door with an R-17 rating can cut heating and cooling costs for that bay substantially.
4
Has the door been hit?
Fork impact that bends the vertical tracks or warps the header bracket is usually not worth repairing. Bent tracks cause the door to bind and fail repeatedly.
5
Does the lift configuration still work?
If you’ve added overhead cranes, conveyors, or taller racking, a standard-lift door may need to convert to high-lift or vertical-lift track. That’s a new door and track system, not a repair.
6
Get Kodiak’s assessment.
We test the balance, check the spring cycle count, inspect the tracks and panels, and evaluate the operator. Straight answer: repair it, or here’s what a new door costs.

A commercial roll-up door that stops working halts a loading dock, a storeroom, or a whole bay. Most failures come from the same short list of parts: the counterbalance spring, the guides, the operator, the safety edge, the curtain, the seals, and the moving hardware that wears with every cycle. This guide covers seven common […]

Sectional Overhead Door FAQ
Answers to the most common sectional overhead door questions from facility managers, warehouse operators, and maintenance teams.
A sectional overhead door is made of horizontal panels (sections) hinged together. The panels ride on tracks with rollers and fold up along the ceiling when the door opens. Torsion springs mounted above the opening counterbalance the door's weight so it lifts with minimal effort. Motor operators automate the cycle on most commercial installations. Sectional overhead doors are the standard door type for commercial loading docks, warehouse bays, and industrial facilities.
Sectional doors fold up in panels along tracks. Rolling steel doors coil around a barrel above the opening. Sectional doors offer better insulation options (up to R-17+) and are easier to repair panel by panel. Rolling steel doors take less headroom and work better in tight spaces. Kodiak installs and services both types.
15 to 30 years with maintenance. The door panels and tracks last the longest. Torsion springs, cables, and rollers are wear items that need replacement on a schedule based on cycle count. A high-traffic dock door that cycles 40 times a day wears out springs faster than a low-traffic bay.
A standard non-insulated commercial sectional door runs $1,500 to $3,500 installed depending on size. Insulated doors range from $3,000 to $8,000+. Fire-rated and wind-loaded doors cost more. Motor operators add $800 to $2,500 depending on features. We provide an upfront quote before starting any work. Call 636-475-4222 for a free estimate.
It depends on what's behind the door. If you're heating or cooling the space, an insulated door with R-12 to R-17+ reduces energy costs. If the building is unconditioned (open storage, parking), a non-insulated door is fine. Our technicians can assess your application and recommend the right insulation level.
Semi-annual maintenance for standard-traffic doors. Quarterly for high-traffic dock doors (30+ cycles per day). Each visit includes a spring tension check, cable inspection, roller and track lubrication, weather seal check, and operator function test.
Three main types. Standard lift follows the ceiling – the most common on commercial buildings. High lift rises vertically partway, then follows the ceiling – used when you need more clearance above the opening. Vertical lift goes straight up – used in crane buildings and facilities with full headroom above the door. Kodiak installs and converts between all three configurations.
Yes. If a forklift hits the bottom section and buckles one or two panels, we replace just those panels instead of the entire door. We match the panel profile, gauge, insulation type, and color to your existing door. Panel replacement is significantly cheaper than a full door swap.
We are brand-neutral. We install and service DoorLink, Raynor, Wayne Dalton, Overhead Door, Clopay, C.H.I., Amarr, Cornell, and others. We don't push one brand. We recommend whatever fits your facility, opening size, and budget.
